Russ Dalbey, founder of The Cash Flow Business, began his career early on with a dream of training for the U.S. Olympics team.

He developed his “fool proof” game plan, called “The Champion’s Way" to assist him and later went on to become one of the better known authorities on note buying.

I have studied note buying courses similar to Russ’ and have actually tried my hand at discounted note buying. I spent six months of my time and effort plus thousands of dollars on evelopes, stamps, ink and mailing lists.

I was even unfortunate enough to hook up with a company who sold me a bogus list and to this day I have not been able to get my money back.

The note buying area of real estate investing appeals to a small segment of the population but I personally found it very time consuming and expensive trying to find mortgage holders who might be interested in selling their mortgages at a discount rate.

Most of the people I spoke with wanted full purchase price for their mortgages but I am sure there are people out there who are willing to sell for a discount; I just didn’t find them.

I would not recommend the note buying business to anyone who is mathematically challenged or who does not want to be tied to a financial calculator. 

I do think it is a good way to invest in real estate without the headaches of property upkeep, tenants, etc.  Just be prepared to spend a good chunk of money tracking down leads, mailing letters/postcards, etc. I would recommend Russ Dalbey's system if note buying really appeals to you.
